I am unable to share the secrets of this wonderful session on handling member crisis’s and
member retention.

What he has learned in the past few weeks about Obama.
#1 He swings to the fences- the biggest of everything.

He speaks un-even. One day negative, the next day positive.
#4 He doesn’t always walk on water.
#5 His budget has a 1.85 billion dollar deficet for this year. That
means this year the tax money we pay will only cover about half of the
costs of the country.
#6 He is being awakened by facts that he didn’t have when he made so
many of his campaign promises.
#7 Is he Liberal or Concervative/ centurist Republican? He seems to be
operatining inbetween. It will be some time before we figure out what
his idology is.
#8 Is his team as smart as we think they are? In retrospect, most
people feel they are not. We hope he has surrounded himself with the
best and brightest, but you never know! Time will tell. Many of his
team have bad records.
#9 Are his goals too lofty? Cure Cancer? Education K-College? Time
will tell. Washington is run by Democrats. He maybe able to push
things thru.

If were smart, envision journalism with out the extra fluff. There
will be smaller, leaner papers. But we neeed newspapers and reporters!
Esp in this time with party run washington you need the watchdog
reporters.
**Thoughts about Obamas webcast regarding Iran. His tone was different
than past president. He is trying to work with them, to get them to
change.
***What about the banks, how to find which ones will make it? The
white house knows if the banks go down they pull the economy w/it, and
that the public is angry with them.

Laurie Janick explained the Implementation of the NEW MLS
requirements. The Participation Agreement for Brokers makes Brokers
agree as a condition of MLS participation to agree that they currently
do and will on a continual basis actively endeavor to list property
and/or accept offers of co-operation.
Next Q– about seller opt out forms. She/Laurie states that form
needs to be put into all listing contracts, and that ever homeowner
should be made aware of the language, even if our MLS does not have
any operating VOW websites.
The sites with VOW’s must give the MLS and other participants
access to the VOW. This is designed to allow other participants to
verify that their information displayed on the VOW is accurate w/o
having to sign in and agree to a brokerage relationship as the client
who signs on is required.
There is more NEW mandatory language for our MLS Rules/Regs. For
the broker participation. AE will present to MLS committee.
Next: RPR- Realtors Property Resource Update from Jeff Young. This
project is one of NAR’s Second Century Initiatives. The mission
statement is: “To provide a comprehensive, catalogued database of
real estate information on every parcel of property in the United
States.”. SOOooo….What IS this??
A website with data of every property/home ever to empower Realtors
and Consumers to educate themselves before buying. NAR is trying to
create a single sourse database w/the greatest depth of property
information available. This will be the “gold standard” of real
property information, making NAR members more efficient by allowing
them to focus on customer service, generating more opportunities for
the exchange of real property.
There will be test markets for/of this starting in June 2009.
SOOOooo… Why is this important??
Other companies are currently trying to create this data base also(ie-zillow)
Thus it is important that Realtors are ahead and are the developers of
this sort of program to keep members in the middle of the
transaction!!

Saul Klien starts by saying ~ suspend you skepticism.
Real estate conferences are saying the MLS is dead. But since its
creation has been a source of power for the industry. It can continue,
but will have to change. Capitalize on strengths
*Rich accurate data
*Governance and enforcement
*Work force our Realtors
*Knowledge of the transactions
No one can replace this!
MLS 5.0 – its not just different, its dramatically different.
(Not MLS 2.0- more different!)
We need to build an eco system around the data that allows for innovation.
We have nothing to fear but fear itself- HDR
The association will be redefined by MLS 5.0, the consumer and the
Realtor in the transaction. This will require a socialization of the
idea that the information needs to be circulated. How to start the
socialization? How to build 5.0 ?
With the technology available if we started over today who would we do
it? What would it look like? The mission is to keep the Realtor in the
center of the real estate conversation. (As opposed to the center of
the transaction as before) Real estate is a life time conversation!!
It extends far in advance of a purchase.
We need to step out into the future and figure out what we can build
around our MLS to make it relevant in the future. Future by design.
It will be built in the spirit of web 2.0. (What is web 2.0? –
amazon, and buying a book. How you can read reviews people submit, and
then the system will send you notes, if you like that, you may like
this.) It will employ social networking ideas. Consumers will
congregate around websites with information, groups, community….
It needs to be parcel based. Not transaction based. So it would be a
property wiki. (Resemble a wiki, ie: wikapedia.com)
Searching for RE itself has become a recreational sport.
Owners want their homes advertised everywhere, because people search
everywhere! Distribution trumps destination.
Single point of entry w/ listing syndication.
New data search standards will be possible.
We would be able to present data in multiple languages!
The new MLS will also have ratings for agents.
Cool new site: www.OnlineHouseTrading.com what if it started to work? Its
like match.com…. Interesting is what it is! www.GoSwap.org is another
one. Check it out members! Be aware of the world developing around
you!
Time is of the essence.
Leaders build bridges from where we are to where we want to be! They
focus the majority of their efforts and thoughts in the future. They
understand the nature of fundamental change. Appreciate complex
systems ans how they work.
As leaders we now need to socialize the idea of MLS 5.0.
Because its coming. The faster we work with it, the sooner we will be
at the top of our fields.

Blogs- use in real estate? People are branding themselves,
distingusing from peers, demonstrate skill as a practitioner, increase
visibility. Some Realtors are writing about small communities,
getting into minute details about the properties.
Customers are going to Google before they look at MLS’s. They put in
the name of town, and blog posts are what come up first.
Uses for associations of Blogs? Turn newsletters into blogs.
Do’s & Dont’s – be yourself. Think of your audience. Build community.
Don’t hard sell. Read other blogs. Remember your grammar.
A Wiki — (www.wetpaint.com) it is a site where you can set up an event
and invite people to participate/alter the information. Great for
staff collaboration. Use for committees working on documents.
Twitter is micro blogging. It is sharing short bite sized updates
about your life. People put little posts about what they were doing.
140 characters at a time. Ask your members what they are doing and
learn about what matters to them.
Social networking sites;
Facebook and LinkedIn. FB is more social, LinkedIn is business.
You can create a communication network group. And only allow members to
join. Difference between pages and groups tho.

Gars #1 issue he talks about in retreats: our agent controlled process
has become a consumer controlled process. 77% of all home buyers are
using the Internet to research the agents they will use. He compared
EBay rating of sellers to the ability to rate agents and a new website
www.incredibleagents.com . Where agents can post themselves/market
themselves.
Agents have to get proactive in selling themselves. But beware- if
your not a great agent, it will haunt you. (On this site you can reply
to negative input tho.)
The transparency horse is out of the barn. We can’t be afraid. We must

A forms based approach to managing leader expectations, presented Rob Authier.
* Tell your leaders we need them to be successful in RE during their
Presidency. Its bad for them to pass the gavel and say it was a
horrible year for your business.
* Leaders need to keep us informed.
And we need to tell them everything first. Also, don’t shoot the
messenger. Take bad news to anyone with a few well thought out
options.
*Have a presidents check list to help determine the division of
duties. Rob suggested asterisking the way it is normally done.
* Our leaders want to know what they have to do and when. Month to
month list of meetings, conferences. Check list of the things they do-
Rob has on flash drive.
* Have them learn from predecessors. Have a meeting of 3-4 past
presidents to discuss Presidentcy. Gives them mentors. Topic ideas-
working w/leadership team, selecting committee chairs. AE not go to
meeting
* Ownership interest/ conflict of interest documents, share at every
committee meeting.
* Have a crisis communication management plan. Each crisis has its own

President spoke about decisions behind Right Tools Right Now. Said
they considered giving $80.00 to each member, but where would we be
after that? Decided to help them/us do things we would not have done

speeches he has given this is the first with an American flag. It told
him all he needed to know about this organization. He owns Natures
Harvest Bread Co. He said he started buying real estate when he was
25 yrs old and made it a point to buy 1 every year. His talk has to do
with discovering the obstacles in our lives? Keeping us from achieving
the great things in life. And do you have the courage to remove the
obstacles in your life? Do not be a victim of the now. Believe. Out of
adversity can emerge abundance. Story- Koi fish in a bowl only grows
to 2″, but put it in a pond it will learn and grow to great sizes. We
must be willing to face adversary and grow. Another point is Who you
spend time with is Who you will be. And What you choose is What you
get. Make a TO BE list; I want to be, I want to become, I want to
transform…. Focus on the fundamentals that will get you where you
want TO BE…
Nobody wants to change but the baby in a wet diaper. We need to change.

The Accomack County Planning Commission voted Wednesday night (9/4/08) to recommend the County adopt the Chesapeake Bay Act for the seaside of the eastern shore at the September 17th Board of Supervisors meeting.
The Planning Commission has stated in the past the intention to enact some controls but not the entire Bay Act and it seems that’s now changed.
The Commission has chosen not to write regulations specifically geared to the seaside, believing it easier to use the existing Bay Act and just apply it to the seaside.
The BOS would need to vote to hold a joint public hearing if they are open to the concept. Public Hearings must be advertised for two weeks and written notices mailed to all property owners who could be affected.
Legally a public hearing could be scheduled for the latter part of October, so you will not have much time to send notice to your customers.
While most Eastern Shore Association of Realtors members will agree that we do need additional regulations to protect our seaside environment, preserving it for the future generations of the shore, is the Chesapeake Bay Act the one we actually need?
Often people assume that Realtors are against taking steps to protect our environment. We are not. We support sound environmental policy because we love where we live. If we did not, why would we stay or how could we sell it to our next door neighbors? But when past, present and future customers have so much at stake we need to point out to them how changing rules or laws can drastically change their rights. We are a strong negotiating force and should definitely put our two cents in against needless or excessive regulation, especially when it tries to disguise itself as sensible land use.

Immerging Issues Forum
A forum of 3 AE’s spoke to Realtor members about ways they had successfully worked into their associations for member communications/connections. VAR is currently struggling to connect with its members, the agent and the associations.
Laura Benjamin: Most effective assoc to agent reach out is one on one. When
agents have done 3/4 transactions the BOD will break bread w/them. BOD
communicates with brokers directly.
Personal connections equal customer service.
Sandra Mascall; Websites. Agents appreciate good web site. Meeting
education is included in dues. 10 meetings a year. Mass emails.
Dave Phillips; has reclassified what involvement in an assoc is. Not
just committees, it should include filling out surveys… On line
things. Short term projects are more appealing to members to volunteer
for. Effective engagement.
Newsletter hooks to agents link on DPOR for education. Cool.
Thoughts frm the crowd how VAR can connect w/members;
Work thru local assoc
Expand out reach meetings to local members on predetermined topic. Open to Q @ A.
Deliver more Lem Marshall webcasts. Monthly webcast on pertinent VA
focused laws or changes.
Integrate local assoc website into VAR, vice versa… So they didn’t
have to go to the state site. Same w/ NAR — cool.
Policy board members to do outreach meetings.
Send blog or newsletter ready stuff for local assoc to put in our publications.
Challenge that at dues time member appreciates rather than it is just
something they had to do. Feel the connection.
HRRA has staff who goes to offices an does broker and agent training.
Charlottesville has hired part time people to go to county admin
meetings (bos, planning) they write a summery and assoc puts in
newsletter.

I have been digesting these thoughts for hours and can no longer hold back.
I am upset about “my” (Accomack) Counties Board of Supervisors Agenda for October 16th.
The way I read the agenda: Man! What a shock to find that the Supervisors are actually considering ~ not only stepping up the due date for residents personal property taxes to be paid in order to bring cash flow into the county, but a loan (interest bearing) for $800,000.00 to keep the county solvent. I am told this loan will be secured by “future income”. Wow, I say again.
I sure hope they are not counting on me for that money, cause probably just like you – I’m just hardly making good on what responsibilities I have. If this county is possibly counting on me – they are so going to fail. Let me tell you why. My little middle income family can barely pay what the bills we need to pay. We saved additional funds out of each check just to do so (re: personal property tax). If that amount changes we will more than likely not have additional funds to put towards a larger bill and we could become a late pay (over 60/90 or ++ days). When I dont pay my bills on time it costs the County money. It costs them money to get there money thru letters, postage, calls and so forth. Now they are not only loosing income (taking the costs of debt collection out of my measly dollars) but they are behind on earning interest that they could have projected as income for the budget, and if enough families are in the same middle class melt down as mine, this county could get behind on its bills, just as its constituants are getting in paying them. A vicious cycle.
Wow. I think it is a terrible gamble for the county to borrow money against an uncertian income. Are we as tax payers any more stable than WalMart whos stock has been on a roller coaster ride for the last 18 months(come on NASDAC Annual Report Service! Bring me the #’s!). I know people with money, and I ask them lots of questions. No one is saying “I believe I will be worth more money next month than this month.” What Iam hearing is “No one knows how this will turn out. We hope it is okay, but it is highly doubtful it will be good.” Is the county really making money on tax foreclosures? Is that what is in the best interest of the people? Of the county in the long run? I understand the need for assesments, but will the dramatic additional expenditure cost tax payers thier homes?
Association business is very whimsical. People can come and go on a whim. I consider you (members) very lucky to have such a conservative Treasurer who is not only limiting financial expenditures but cutting back spending… no matter how much grief, pleading, maybe even crying is sent his way. This Board is managing the “club” as a business. Meaning, we will still be here for desert.
I ‘know’ it is, but I don’t feel like the county is being prudently managed if it is struggling like this. Everyone knew we were heading down a financially slippery slope a year or more ago. While I like that the county managed to save the salary of that poor woman who was “let go” in such a truly tragic way… it showed foresight…. where is/was the follow thru on conservatism in funding expenditure? If your going to bother to cut the fat, get it all the way down to the lean meat. Don’t just start feeding the pig again.
And in all this ranting, you surely think that I’m (and the Board of Directors) would be against Accomack County expanding the Chesapeake Bay Act on to the Sea Side of the County? Well, I am not, And as of the last BOD meeting, they are not. I/they know folks say there is no money to fund the policing of the Act… and here-here, I agree. There is not. But I don’t believe we/the county will police it. I believe it is a ground rule for the future. I think it is a good one, and this is just as well a good time to enact it as any. (And the county may make some additional income from permits, ect…) Where zoning, buffers and appeal battles are lost are in the Committees. If we don’t watch the committees, we (Accomack County) may could have the same disaster that they have in Northampton County (personal opinion). Join a county committee! Do your part to protect the ground rules. Ground rules are oursaving grace, in any and everything. Parents, Families, Neighborhoods, Communities and on into the upper echelons of government… ground rules, laid out plain and simple are wonderful guideline’s for getting along, protecting the unit and allowing all to prosper.
Back on task and wrapping up, what do “I” Laura S Flournoy think? Lay the ground rules. Lay out enough that we wont hurt ourselves. Then stand back (county government) and let us do the best we can to make it thru these hard times. And get control of yourself! Thoroughly examine the debt to income ratio, and then take a long listen to your gut instinct as to what you really believe the future holds for county residents financially in the next few months.. years.
Love him or hate him, he sure hits the nail on the head with this! Bill Gates recently gave a speech at a High School about 11 things they did not and will not learn in school. He talked about how feel-good,politically correct teachings created a generation of kids with no concept of reality and how this concept set them up for failure in the real world.
Rule 1: Life is not fair – get used to it!
Rule 2: The world won’t care about your self-esteem. The world will expect you to accomplish something BEFORE you feel good about yourself.
Rule 3: You will NOT make $60,000 a year right out of high school. You won’t be a vice-president with a car phone until you earn both.
Rule 4: If you think your teacher is tough, wait till you get a boss.
Rule 5: Flipping burgers is not beneath your dignity. Your Grandparents had a different word for burger flipping: they called it opportunity..
Rule 6: If you mess up,it’s not your parents’ fault, so don’t whine about your mistakes, learn from them.
Rule 7: Before you were born, your parents weren’t as boring as they are now. They got that way from paying your bills, cleaning your clothes and listening to you talk about how cool you thought you were. So before you save the rain forest from the parasites of your parent’s generation, try delousing the closet in your own room.
Rule 8: Your school may have done away with winners and losers, but life HAS NOT. In some schools, they have abolished failing grades and they’ll give you as MANY TIMES as you want to get the right answer. This doesn’t bear the slightest resemblance to ANYTHING in real life.
Rule 9: Life is not divided into semesters. You don’t get summers off and very few employers are interested in helping you FIND YOURSELF. Do that on your own time.
Rule 10: Television is NOT real life. In real life people actually have to leave the coffee shop and go to jobs.
Rule 11: Be nice to nerds. Chances are you’ll end up working for one.
Recently, sitting in a Dr’s office I picked up an out of date magazine (August ‘07).
An article, in particular, by Dr’s Reicher, Haslam and Platow confirmed for me – yet again, that this association is on the right track. Let me share with you some scientific knowledge about Leadership.
Leadership has nothing to do with winning charisma, looks, intelligence or even a grand aura of authority. Those leadership traits are not the ultimate keys to greatness. Good leadership is not something you create yourself. Followers (members) have their own ideas and needs.
In today’s world leaders must work to understand the values and opinions of the people they intend to lead.
The ultimate goal is a constant dialogue about what the group embodies and stands for – and thus how it should act.
The best leaders shape what members want to do by understanding the group identity in ways that satisfy the group agendas.
When we refer to leadership what we really mean is the ability to motivate people to act in concert with their social identity.
So what? What does that mean scientifically and why does it matter to ESAR members?
A leaders effectiveness, no matter how skilled a person may be, does not lie in his/her own hands. Leaders are entirely dependant on followers.
The analysis is that for leadership to function well, leaders and members must be bound by a shared identity and by the quest to use that identity as a blue print for action.
I believe ESAR has a great blue print, and is finally united towards an action. The action is professionalism, relationship building and community involvement. The incoming board is full of exceptionally understanding follower members who are investing their time in the association, and you, to lead this organization into and thru the next tumultuous years. Please support them, thank them and communicate to them your ideas and needs so we can maintain the fabulous dialogue that has developed.
